For each county the price range runs from the town with the lowest median house price to the town with the highest. A median is the middle sale: half the houses sold for more, half for less. Arlington has one page, split by zip code, because every Arlington address uses the same town name. Its townhouse figure counts only townhouses owned with their land; Arlington condos are left out of these figures, as everywhere in this guide. The three independent cities listed with Fairfax County and the two listed with Prince William County set their own tax rates and run their own schools; the county school systems are Arlington Public Schools, Fairfax County Public Schools, Loudoun County Public Schools and Prince William County Public Schools.

Reading the chart. Every bar is the median closed price of a detached house with at least three bedrooms and two full baths, in one postal city, January 1 to October 2, 2026 (a few places to October 3 or 4). McLean, Great Falls, Middleburg and the City of Falls Church are the only places above $1.5 million; Woodbridge, the City of Manassas, the City of Manassas Park, Triangle and Dumfries are the only ones under $700,000.

A guide, not a price tag. Each bar is the middle sale, with half the houses selling for more and half for less. It shows where a town sits, not what any one home costs: every town has homes above and below its bar.

Townhouses. In most places the median townhouse sells for about half to three-quarters of the local median house price, and in the City of Fairfax townhouses sold for more than houses. Town medians run from $400,000 in Triangle to $1,215,000 in the City of Falls Church; in Ashburn, Centreville and Reston more townhouses sold than houses.

The pattern. Prices fall with distance from the Potomac and the Metro: inside the Beltway and along the Silver Line they are highest, then eastern Loudoun and the Fairfax suburbs, then Prince William and parts of western Loudoun, where the same money buys a bigger house on more land and a longer drive (Middleburg and Waterford are the exceptions).

What is the cheapest place to buy a house in Northern Virginia in 2026?

Woodbridge, in Prince William County. Its median single-family home (3+ bedrooms, 2+ full baths) sold for $610,000 across 721 Bright MLS sales in 2026. The City of Manassas ($625,000), Manassas Park ($634,900) and Triangle ($662,500) come next. The cheapest in Fairfax County is the City of Fairfax ($820,000); in Loudoun, Sterling ($780,000).

What is the most expensive town in Northern Virginia?

McLean, with a median house price of $2,300,000 in 2026 (335 sales), then Great Falls ($1,885,000), Middleburg ($1,765,000) and the City of Falls Church ($1,685,000).

Is the median price what a house will cost?

No. The median is the middle sale, not a set price: half the houses sold for more and half for less, so every town in this guide has homes priced above and below its median. Use it to compare towns and get a feel for the market, then look at real homes on both sides of it.

Which Northern Virginia county has the lowest property tax?

Loudoun County, at $0.805 per $100 of assessed value for 2026. Prince William County is $0.865 plus a $0.07 fire levy, Arlington $1.053, and Fairfax County $1.12 plus about $0.0335 in fees. Which Northern Virginia towns have a Metro station?

Arlington has eleven stations on the Orange, Blue, Silver and Yellow lines. In Fairfax County: McLean, Tysons, Reston and Herndon (Silver Line), Vienna and Dunn Loring (Orange), Springfield, Van Dorn and Huntington (Blue and Yellow). In Loudoun: Ashburn and Loudoun Gateway at the end of the Silver Line. Prince William has no Metro; it has Virginia Railway Express at Manassas, Manassas Park, Bristow (Broad Run), Woodbridge, Rippon and Quantico.

How much is a townhouse in Northern Virginia?

In 2026 the median townhouse ranged from $400,000 in Triangle to $1,215,000 in the City of Falls Church. In typical eastern-Loudoun and Fairfax suburbs the town medians were $565,000 to $840,000 (Centreville $565,000, Ashburn $740,000, Brambleton $840,000); in Arlington ($1,050,000), the City of Alexandria ($915,000) and the City of Falls Church ($1,215,000) they were $915,000 to $1,215,000, and inside-the-Beltway towns in Fairfax County were lower (Annandale $627,000, Falls Church $774,000).
